Many real estate professionals in Costa
Rica have typically sold development property based on a price
per square meter. This method was particularly used because
most projects were offering a piece of dirt and in essence
were selling a vision that had no identifiable boundaries
or building pad. La Jolla Ocean View Estates has physically
created our vision and thus, each lot’s topography and
development site are well defined providing our buyers with
a true sense and understanding of their views, tropical surroundings
and the ability to determine the size, style and optimum placement
of their estate home.
Therefore our lots are practically priced based on several
factors, including:

The lot’s
ocean view, |

The status of the
infrastructure; and |

The buyer’s
timetable to build a home. |

Based
on the relevant factors, our lots, which range from
1,500 to 7,000 square meters, are priced between $200,000
and $500,000, and therefore, it is not unreasonable
to have one lot priced at $50 per square meter while
another lot is priced at $200 per square meter.
All permits and water rights have been secured and each
lot is able to receive immediate approval for construction.
